Dockside Lake Resort operates as a self-service lodging property, similar to an Airbnb or vacation rental. We do not have a staffed front desk, office staff, or on-site resort staff during scheduled hours. Guests are responsible for reviewing all check-in instructions, resort policies, pool rules, and checkout expectations prior to and during their stay.

The Indiana State Board of Health requires the strict enforcement of all resort and pool rules. Please read and follow the resort and pool rules posted in your room/cottage and on the property. Please remember you are not the only guest at Dockside—be courteous to others so everyone can enjoy a clean, safe, and relaxing stay.

Office Hours / Self-Service Property

The office is not staffed. Dockside Lake Resort operates as a self-service property, similar to Airbnb.
If you need assistance, please call or text (574) 297-5674 and leave a message. We will get back to you as soon as possible.
For true emergencies, please call 9-1-1 first.

Check-In Requirements & Minimum Age

Minimum age to check in is 18. At least one registered guest must be 18 or older and present during the stay.
Photo ID may be required as part of the online registration process.
Check-in time is 4:00 PM EST or later.
Children must be supervised by an adult at all times while on the property.
Online registration is required. You will receive an email and a text message the day before arrival, and again on your arrival date, with check-in procedures.
We do not provide keys. A door code will be issued once online registration is complete and the room is ready.

What We Provide / What to Bring

Dockside Lake Resort is a self-service lodging property. Daily housekeeping, towel exchange, linen service, and restocking of supplies are not included during your stay.
We recommend bringing any additional toiletries, paper products, beach towels, personal items, and convenience items you may need.
Firewood, additional toiletries, ice, and other convenience items may be purchased at the Indiana Beach Campground Store, located across the street.

Speed Limit & Property Courtesy

Speed limit on property: 5 MPH.
Please be respectful of quiet hours, shared spaces, other guests, and neighboring properties.

Registered Guests & Occupancy

The number of guests must match your reservation and may not exceed the unit’s maximum occupancy.
Unregistered or additional overnight guests are not permitted.
A violation may result in termination of your reservation without a refund.

Quiet Hours & Guest Conduct

Quiet hours are 11:00 PM – 8:00 AM.
Guests must conduct themselves appropriately and treat the property, other guests, neighbors, and management with respect.
Disruptive behavior or policy violations may result in removal or eviction without refund.
Outdoor speakers are not permitted in order to respect other guests and our neighbors.

Parking

One vehicle per unit is permitted in the designated space.
Additional vehicles must park across the street in the free Indiana Beach parking area.
Do not block other vehicles, driveways, walkways, or access areas.
Vehicles and contents are parked at the owner’s risk. Dockside Lake Resort is not responsible for loss or damage.

Fires, Fire Pit & Prohibited Items

No fires of any kind are permitted except for the use of gas grills and the designated fire pit area.
Absolutely no fireworks or firearms are permitted on the property.
For the safety of all guests, no weapons are permitted on resort grounds.
We do not provide firewood. You are welcome to bring your own, or firewood may be purchased from the Indiana Beach Campground Store across the street.

Smoking & Vaping Policy

No smoking or vaping is permitted in any rooms, cottages, or the pool area.
Smoking is permitted only in clearly marked designated areas across the street.
Do not dispose of cigarette butts on the ground.
A $500 cleaning fee will be charged for smoking or vaping inside any unit.

Illegal Substances

Illegal substances are prohibited anywhere on the property.
If illegal substances are observed or confirmed, your reservation may be immediately canceled with no refund, and additional cleaning fees may apply.

Dock Area Rules

No swimming at the docks.
No children under 18 are allowed in the dock area without adult supervision.
The docks can be dangerous, and the water is deep. Please use extreme caution.

Pool Rules — Registered Guests Only

Pool hours are 10:00 AM – 10:00 PM.
The pool is for registered Dockside Lake Resort guests only.
No lifeguard is on duty. Swim at your own risk.
No children under 13 are allowed in the pool area without adult supervision.
No running, diving, or horseplay in the pool area.
Please keep the gate closed when entering or leaving the pool.

Health, Hygiene & Swim Attire

Use of the pool with open cuts or wounds is prohibited.
No cut-offs or colored T-shirts are allowed in the pool.
Clean bathing suits only. Swimwear that has been worn in the lake is not permitted in the pool. Lake water can introduce algae and may require the pool to close for cleaning.

Food, Drink & Glass Policy

No food of any kind is permitted in the pool area, including snacks, gum, or candy.
Cans or plastic cups only.
Absolutely no glass is permitted in the pool area.

Towels

Room towels are not allowed in the pool area. Beach towels only.
Complimentary pool towels are not provided. Please bring beach towels from home.
Additional towels and toiletries are not provided during your stay. We recommend bringing extras if needed.

Grills

Gas grills are provided on a first-come, first-served basis.
If you need to exchange a propane tank, please call or text (574) 297-5674 and leave a message.

Housekeeping & Guest Responsibilities

Housekeeping is not included during your stay.
Dockside Lake Resort does not provide daily cleaning, towel exchange, linen exchange, or restocking of toiletries or supplies.
Guests are responsible for keeping their unit clean during their stay and for leaving it in good condition at checkout.

During Your Stay / Towels & Supplies

We do not supply extra towels beyond the number allowed by the maximum occupancy for each accommodation.
We recommend bringing additional towels, toiletries, paper products, and personal supplies as needed.
Firewood, additional toiletries, ice, and other convenience items may be purchased at the Indiana Beach Campground Store across the street.

Check-Out Expectations

Before departing, please:
Bag all trash and take it to the dumpster located at the rear of the property near the garage.
Wash all dishes and utensils, then leave them to dry.
Remove all food and wipe down the refrigerator.
Place used towels and linens in a pile on the kitchen floor.
Use the sheets provided for the futon to help keep the cushions clean.

Service Fees

The following fees may apply if checkout expectations are not met:
$40 dishwashing fee if dishes are left for housekeeping to wash.
$25 trash removal fee if trash is left inside the unit.

Missing Items, Damages & Additional Charges

Missing or damaged items will be charged at replacement value. Additional fees may apply for special cleaning, damages, or policy violations.
You authorize Dockside Lake Resort to charge the card on file for damages, missing items, extra cleaning, or additional charges discovered during or after your stay.

Common Replacement Charges

Towels: $15 each
Pillows: $20 each
Blankets: $25 each

Pets

Pets are not permitted in accommodations or on resort grounds.
Service animals are welcome in accordance with ADA guidelines. Please notify us in advance.

Phones

Phones are not provided in guest accommodations.
Please use your personal phone and call or text (574) 297-5674 if you need assistance.

Security Cameras

Notice: Dockside Lake Resort has security cameras around the grounds for your safety and ours. Cameras are also located in the Rainy Day Room.

Deposit, Payment & Cancellation Policy

Deposit Required: All reservations require a deposit equal to one night’s lodging plus applicable taxes at the time of booking, unless otherwise stated by the booking platform.
Non-Refundable Deposit: The deposit is non-refundable and will be applied to your total stay.
If your reservation is for one night, the deposit equals the full cost of your stay and is non-refundable.
Remaining Balance: Any remaining balance is due before check-in unless otherwise arranged in writing or processed through the booking platform.
Cancellations: Cancellations must be received at least 14 days prior to arrival to be eligible for a refund of amounts paid beyond the non-refundable deposit.
Within 14 days, no-shows, early departures, evictions, and weather-related cancellations: No refunds will be issued.
Holiday and special event dates: All payments are non-refundable if canceled.
If booked through a third-party platform, that platform’s payment, cancellation, refund, and fee policies may also apply.

Loss, Damage & Liability

Dockside Lake Resort is not responsible for loss, theft, or damage to personal property or vehicles.
Dockside Lake Resort is not liable for disruptions beyond reasonable control, including power outages, extreme weather, floods, fires, or other acts of God.
Resort liability shall not exceed the value of charges paid.
